Alto Builders has spent more than a decade building thoughtful, high-quality homes for Los Angeles families. Our team is small, senior, and selective about the work we take on, which means every project gets real attention from start to finish.

We currently have 16 homes under construction across Altadena, Pacific Palisades, and Malibu, along with an active pipeline of custom homes, ADUs, and full remodels. Open Positions

We are looking to add to our team an experienced Project Manager. This is an office-based position that is front-facing, running multiple projects and liaising with construction managers, clients, architects, designers, and municipalities.

Knowledge and Skills

  • Degree in construction management, building technology, or a related field
  • Practical knowledge of building materials, design, and methods
  • Ability to interpret design intent
  • Excellent communicator via phone, email, and in person
  • Highly organized and efficient with an eye for detail
  • Open and honest with strong personal integrity
  • Ability to manage multiple incoming requests, while ensuring they are prioritized and relayed or handled in a professional manner

Tasks

  • Update project documentation including budget forecasting, budget revisions, invoicing, and owner's manuals
  • Build and understand preconstruction estimating and schedules
  • Own all aspects of the project budget capacity, schedule, and revisions
  • Manage and negotiate subcontracts and scopes of work
  • Proactive material identification and procurement, including take-offs and pricing
  • Work closely with the construction manager to organize production activities and confirm ongoing alignment of the project budget with schedule
  • Prepare or direct the preparation of invoices and change orders
  • Evaluate construction methods, determine the cost-effectiveness of plans, and make recommendations to improve time or cost to complete

Experience

  • 3+ years of project management experience
  • Experience executing and leading construction projects from start to finish
  • Practical knowledge related to working on construction job sites
  • A self-starter, self-motivated, with previous experience working independently

We are looking to add a Site Superintendent to our team to manage the day-to-day construction of our custom homes, ADUs, and active fire rebuilds across Los Angeles. The Superintendent is on-site daily, leading subcontractors and trades, enforcing quality and safety, and partnering closely with our Project Managers to deliver projects on schedule and to a standard we are proud of.

Knowledge and Skills

  • Comprehensive knowledge of residential construction means, methods, sequencing, and best practices
  • Ability to read and interpret architectural, structural, and MEP plan sets and identify design deficiencies, impractical details, and possible code conflicts
  • Strong working knowledge of California building codes, inspection requirements, and local jurisdictional processes (LADBS, LA County, Pasadena, Malibu, etc.)
  • Proven ability to schedule, coordinate, and manage multiple subcontractors and trades simultaneously
  • Acute attention to detail and uncompromising commitment to quality and finish
  • Calm, clear, and professional communicator with clients, architects, designers, and inspectors
  • Proficient with daily logs, photo documentation, and standard project management software
  • OSHA 30 preferred; First Aid / CPR a plus

Tasks

  • Open and secure the job site daily and ensure it is kept clean, organized, and safe at all times
  • Provide on-site coordination and supervision of all construction activities and ensure work is built in strict accordance with plans, specifications, and codes
  • Schedule subcontractors, vendors, and consultants on the critical path to ensure timely completion
  • Maintain three-week look-ahead schedules and partner with the Project Manager to forecast and resolve potential delays
  • Walk the project daily, perform quality control, and ensure all subcontractor scopes are fully executed and any deficiencies are corrected
  • Communicate and resolve RFIs, material submittals, and field conditions with the project team
  • Coordinate required municipal inspections and ensure timely approvals at every stage
  • Maintain a written daily log with photos documenting site activity, deliveries, manpower, and conditions
  • Identify and proactively communicate construction conflicts, plan discrepancies, and budget or schedule risks to the project team
  • Lead punch list identification and close-out, and deliver a positive, professional client experience through final walk-through
  • Enforce job site safety, OSHA compliance, and Alto Builders safety policies with all trades

Experience

  • 5+ years of superintendent experience on high-end custom residential projects (10+ preferred for senior consideration)
  • Demonstrated track record delivering ground-up custom homes and full remodels on time, on budget, and to a high quality standard
  • Practical, hands-on experience across all phases of residential construction, from foundation through finishes
  • Self-starter who can run a job independently, manage difficult and emotional client moments calmly, and lead trades with respect and authority
  • Valid California driver's license and reliable transportation; ability to travel between active job sites across the LA region

We are looking to add a Senior Residential Designer to our team to lead the design and finish selections for our custom homes, ADUs, whole-home remodels, and active fire rebuilds. You will work directly with clients, architects, and our construction team to translate design intent into beautifully detailed, build-ready plans and material packages. This is an in-house role for someone with strong taste, sharp technical skills, and the maturity to own projects end-to-end.

Knowledge and Skills

  • Refined aesthetic sensibility with a confident point of view across architectural styles common in Los Angeles, including Mediterranean, Spanish Colonial, modern Tudor, traditional, and contemporary
  • Strong technical skills in space planning, millwork detailing, kitchen and bath design, and custom finish specification
  • Proficiency in AutoCAD, SketchUp, Revit, and the Adobe Creative Suite; comfort producing client-facing renderings and presentation boards
  • Working knowledge of California building codes, Title 24, and LA-area jurisdictional requirements (LADBS, LA County, Pasadena, Malibu)
  • Strong understanding of construction documentation and how design decisions translate to the field
  • Excellent communicator, able to present, defend, and refine design decisions with clients, architects, and trades
  • Highly organized, detail-oriented, and able to manage multiple active projects without dropping balls
  • Established relationships with LA-area showrooms, vendors, and to-the-trade resources is a strong plus

Tasks

  • Lead design development from initial concept through construction documents, including space planning, elevations, sections, and detailed millwork drawings
  • Develop full finished materials lists and finish schedules for kitchens, baths, flooring, lighting, plumbing, hardware, tile, and exterior finishes
  • Build presentation boards, mood boards, and 3D renderings to communicate design intent to clients
  • Coordinate directly with architects of record on plan integration, structural conflicts, and design revisions
  • Source and specify materials, fixtures, and finishes from approved vendors and to-the-trade showrooms; manage samples, lead times, and procurement
  • Run client design meetings, document selections and approvals, and keep selection schedules on track
  • Partner with Project Managers and Site Superintendents on submittals, RFIs, and field decisions to protect design intent through construction
  • Mentor junior designers and drafters, and contribute to building Alto's internal design library, standards, and templates
  • Maintain strong relationships with showrooms, fabricators, and trades to keep our spec book current and our pricing sharp

Experience

  • Bachelor's degree in Interior Design, Architecture, or a related field
  • 5+ years of experience in high-end residential design with a portfolio of completed custom home, remodel, or new-construction projects
  • Proven track record managing projects from concept through construction, ideally inside a design-build or custom builder environment
  • Experience producing permit-ready and construction-ready drawing sets
  • Strong portfolio demonstrating range, technical detail, and a refined sense of finish
